Festival Bay at International Drive Names Top-Notch Management Team


Orlando’s newest lifestyle concept, Festival Bay at International Drive, is being led by industry veterans who bring nearly 65 years of combined experience to the center. "We have some of Florida’s most accomplished real estate professionals on our team to manage and promote Festival Bay at International Drive," said Andrew J. Groveman, senior vice president of B.T. Orlando Limited Partnership. "We are confident they will lead the center to the top of the Orlando retail and entertainment market."

Bob Zoeller is the center’s general manager. Zoeller’s 37 years of management and retail experience includes serving as general manager of South Florida hotspots CocoWalk in Miami and Beachplace in Fort Lauderdale.

As general manager, Zoeller is responsible for overseeing the center’s daily operations, development, security, maintenance, and tenant relations.

The director of tourism marketing at Festival Bay at International Drive is Steve Brinkman. He is charged with developing programs to enhance mall attendance and sales. He also serves as the liaison to local hotels, attractions, tour operators and other tourism partners.

Brinkman formerly managed group sales, marketing, and promotions for the Old Town Shopping, Dining & Entertainment Center and The Mercado in Orlando.

Fred Pope has been named director of promotions and special events. Most recently with Signature GMAC Real Estate, Pope’s broad range of experience in real estate and shopping center management spans 27 years.

Pope is responsible for developing promotional events and marketing programs to increase sales and attendance at Festival Bay at International Drive. He works with the mall’s management team and tenants to implement new promotions.

Accomplished Industry Veteran Joins Belz Factory Outlet World Division as New Vice President of Leasing

With 24 years of experience in commercial real estate, Donn L. Davids has broad experience in leasing outlet and regional malls. He has directed asset management, "big box," and mall leasing, and has served as a real estate broker.

With all of that experience, and a drive to succeed in the retail industry, Davids is a perfect fit as the new vice president of leasing for Belz Enterprises’ Factory Outlet Division. As head of that division, he will oversee tenant leasing for the company’s six outlet mall locations.

"Donn’s background in retail leasing and real estate makes him an outstanding addition to our team," said Andrew J. Groveman, president of Belz Factory Outlet Division. "He has the knowledge and skills to enhance the success of our Belz Factory Outlet World locations."

Most recently with Glimcher Development of Columbus, Ohio, Davids served as regional leasing manager overseeing the leasing and redevelopment of Seattle’s SuperMall, the Northwest’s largest enclosed outlet mall.

Davids’ philosophy for successful retailing includes building a customer base that is sustainable, and giving the customers what they want.

"In order to get ‘big-name’ brands to come to the malls, we have to match the needs of the companies with the needs of the customer," he explained. - It’s all about matching - we have to be flexible with our transactions to meet the needs of tenants and customers, and provide give and take.

"I’m also extremely fortunate to work with Ron Simkin and Ed Woods," said Davids. "They are well respected in the industry, and will help put a good light on the changes that will make us profitable in the long term."

Davids also has managed Lloyd Center, Portland, Oregon’s largest mixed-use property. A licensed real estate broker in Ohio, he is a member of the International Council of Shopping Centers (ICSC).
