Office Space Development in Works at Germantown Village Square

Germantown Village Square may soon become much more than simply a retail center. Belz has set plans in motion to transform more than 40,000-square-feet of retail space into Class A office space at the center to create one of the largest office developments in the Germantown region.

"There is a definite need in the area for premium office space, especially in places that are as easily accessible as Germantown Village Square," said Morris Thomas, vice president of brokerage and leasing for Belz. "The new development has an attached secured parking garage, which is unique in Germantown."

The office development will be located in the space that was formerly occupied by Fleming Fine Furniture.

In addition to the new office space, Germantown Village Square has undergone some major tenant changes. "We've had some tenants expanding and brought some new tenants to the property," said Thomas.

Crye Leike Relators has added nearly 14,000 feet to its 11,500-square-foot space.

PetCo has moved into the former Bookstar space, expanding from 6,500 square feet to approximately 12,000 square feet.

"This expansion was a result of the growing business for PetCo and we were pleased to help them better suit their needs," Thomas said.

Tan South will occupy a 3,500-square-foot store in part of PetCo's former location.
